Prep data input - we will prepare the data input for you to review and make any changes. We will load your listing and save it as a Partial Listing in Paragon

Check for New Home Warranty document with Registry
Check Title for name accuracy and for any duplicate title, transfers, or pending applications
Order Terra Firma (If you have an account)
Put Terra Firma and Title documents into client file in Dropbox

Prepare disclosures for signatures in Digisign- will send to client
Thoroughly check Multiple Listing Contract, Data Input, Fintracs, PEP, LOTRS, and disclosures
Upload through Skyslope
Upload photos and virtual tour to Paragon
Upload Title, PDS, MLD and Strata documents including Strata plan to Paragon
Update Touchbase with any showing schedule, notes, confirmations, etc.
Process any amendments, cancellations and/or re-lists moving forward
Organize and review Strata documents to confirm completeness and accuracy
Ensure accuracy of listing once Live on MLS- ensuring geocode is correct and client is set up on portal

Prepare seller counter offers as needed
Prepare seller Disclosure of Expected Remunerations as needed
ACCEPTED OFFERS
Check over all paperwork
File all paperwork, including any rejected offers, into client file in Dropbox
Upload all final documents to Skyslope
Complete Rennie Commission Calculator and upload to Skyslope
Send any necessary documents to the other agent
Coordinate ordering any applicable documents (updated strata documents, site survey, city documents, title documents, etc)
Prepare Subject Removal in Webforms if there is a Seller subject
Send email to agent to review Checklist in Skyslope to see what has been completed and what still may need to be done
SUBJECT REMOVAL
File Subject Removal, signed PDS, signed Title, copy of deposit, etc into client folder in Dropbox
Upload all documents to Skyslope and update Commission Calculator
Request lawyer information from buyers agent and client and update in Skyslope

SALARY
Base Salary or Hourly Wage: The average salary for an executive assistant in British Columbia typically ranges between $55,000 to $80,000 per year, depending on factors such as the level of experience, the size of the company, and specific job responsibilities.
Overtime Pay: Employees are entitled to overtime pay of 1.5 times their regular wage for hours worked over 8 in a day or 40 in a week.
BENEFITS

Pension Plans or RRSP Contributions: Employers may offer pension or retirement savings plans, either through mandatory or voluntary employer contributions.

Vacation / PAID LEAVE

Initial price based on transactions done in the previous 12 months.
At the 3 month mark we see what the 3 month number of transactions would average to over a year. If it is plus or minus 1 tier, then the rate stays the same. If it is plus or minus more than 2 tiers then the tier is adjusted by 1. (Example, if a person is in tier 3 and in the first 3 months they did 13 transactions. That is equivalent to 52 transactions in a year which would be tier 5 which is 2 tiers higher. Their rate would then bump up to tier 4.
At the 6 month mark we look at the 12 month average again based on those 6 months. We then re-calibrate to the appropriate tier. In the example above, if over 6 months that person has done 26 transactions they will go to tier 5. If they only ended up doing 20 transactions, they would stay at tier 4 and if they just did 16 transactions in the 6 months they would drop back to tier 3.
At the nine month mark step 2 is repeated.
At the one year mark, step 3 is repeated.
Process to be aligned with the calendar year. If a person starts in June, we do these steps through the end of that calendar year, but then starting in January we start fresh again so that each year (after the first partial year) costs are evaluated for January 1, April 1, July 1, November 1, etc.
NOTABLE FEES
The total cost to be paid to Homebase Admin Inc. by the agent for the services shall be paid in accordance with the Agreement
Late fees will delay paperwork and will be subject to late fees
Prices are PLUS GST and subject to change. Minimum price increases of 4% per year
Historical contacts can be added into CRM and/or birthdays and anniversaries into calendar but there is an additional startup cost depending on the number of contacts
Additional costs for stationary
CANCELING THE SUBSCRIPTION
The agent or Homebase Admin Inc. may terminate the agreement at any time. Cancellation of the contract by the agent must be done through written notice with a minimum of 30 days notice
